Preparing Your Home For Sale

The Interior


Always start at the top. Go up to the attic and remove all the junk. If you don't want to throw it away, then rent a storage place for it. Clean the area well and then check the vents to make sure they are free of dirt and leaves. Check the ceiling for signs that the roof is leaking. If you have a chimney, inspect the flashing and any signs of water.

Returning to the main portion of the house, go room to room and inspect the condition of paint and wallpaper. Repair cracks, dents and holes in any wall. Repair loose or creaky floorboards. Make sure all flooring is in good shape. Consider replacing overworn carpet. Is the staircase in good shape? Handrailing tight?

Next up is the bathroom. Check the tiles, grout and caulking. Real elbow grease makes a big difference in here. Power clean everything. Check the sinks and faucets for drips and leaks. Make sure that the toilet is in good working order. A high shine on the fixtures really make a difference in this area. Be wary that you may have become accustomed to the quirks of your plumbing through daily use.

The kitchen is another area that takes extensive cleaning and touchup. The appliances need to look good even if they aren't included in the home sale. It all should sparkle. Don't forget that hood vent above the stove. Always look upward. Sometimes we just never check above our heads. Check that the cabinets are in good shape.

In our region, not too many homes have basements but if you do there are things to do down there. Check for leaky pipes. Check the structural elements that are exposed down there. Is there any sign of dampness? Clean it and toss out the junk. Or send it to the storage room with the attic clutter.

Now for the electrical. Look over the breaker box and see if everything is accurately labeled. Check all the wiring in the basement or attic for cracks or fraying. Do all the outlets and switches work? If you aren't completely comfortable with this aspect of the process, don't hesitate to call in a professional.

Inspect your AC and heating system. Make sure that the filter is clean and that the coils are clean. Check that water drain. Go outside and check your unit. Clear anyway any plants or grass grown up around it.

The Exterior


That all important first impression comes from that curb appeal. Once more, we start up top. How does the roof look? Are those gutters clean and tight? Make sure any flashing is straight.

Does the trim need a fresh coat? How about the shutters? Is it all snug and tight? Screens should be in good shape and any cracked windows should be replaced.

Time to get out all the lawn tools and prune the trees and shrubs. Mow and fertilize to give the lawn that extra cared for look. Plant some ornamental and vibrant colored flowers to please the eye. Put away all the kids toys and bikes.

These are basic steps to help you make the most of your major investment. Each step you take to increase the appeal of your home will repay you in a higher return for your property. Even in a hot market.
